The underlying property value is about SEK 450 million and the properties comprise around 22,000 square meters of lettable area.
“The sale frees up capital that can be invested in ICA’s retail network at the same time that we retain control over these two marketplaces,” says Lena Boberg, CEO of ICA Real Estate.
The transaction does not generate a capital gain for the ICA Group, since ICA retains control over the properties through Ancore.

Ancore Fastigheter AB was formed as a joint venture between ICA and Alecta in late 2010. The company acquires and owns Swedish properties with long leases where ICA is the principal tenant. During the third quarter another commercial property, Noret 2:75 in Mora, was acquired from NorCap AB. After the acquisitions, Ancore Fastigheter has a property value of about SEK 3 billion.
